New U.S. home sales rise 6.2% in October

The housing market is showing stability for the first time since since its historic collapse.  Rising more than expected last month, new homes sales were up 6.2%.

Home shoppers in October were acting before lawmakers decided to extend a tax credit for first-time buyers and expand it to existing homeowners. Nevertheless, sales were up 5.1 percent from a year ago, the first yearly increase since November 2005.

The median sales price of $212,200 was off 0.5 percent from $213,200 a year earlier, but up 0.7 percent from September’s level of $210,700.

Lang Agents Earn Prestigious Designation to Help Homeowners in Danger of Foreclosure

Ben Hoadley, Essie Suppo, Lillian Weinstein, Jan Imperato, Denise Flaster, Ann Melendez,  Gina Finsilver, Linda Newman, Patti Baker and Katie Vanderlaag of Lang Realty have earned the prestigious Certified Distressed Property Expert (CDPE) designation, having recently completed extensive training in foreclosure avoidance and short sales from the Distressed Property Institute.  This is invaluable expertise to offer at a time when the area is full of distressed homes in the foreclosure process.

Short sales allow the cash-strapped seller to repay the mortgage at the price that the home sells for, even though it is lower than what is owed on the property.  With declining property values, this can save many people form foreclosure and in some cases bankruptcy.  More and more lenders are willing to consider short sales because they are much less costly than foreclosures. This situation is happening in all price ranges and high priced homes are not immune.

The newly certified Lang agents agree that the CDPE designation is an invaluable tool as they work with sellers and lenders on complicated short sales.  It is also rewarding for them to be able to help sellers save their homes form foreclosure.

According to Alex Charfen, founder of the Distressed Property Institute in Boca Raton, Florida

“Realtors® with the CPDE designation have valuable training in short sales that can offer the homeowner much better alternatives to foreclosure, which virtually destroys the credit rating.  These experts also many better understand market condition and can help sellers through the emotional experience.”
